Sees the site first — yield, entitlement path, and long-range value, researched before the first sketch.
What I do
- Runs site analysis: zoning, setbacks, flood and coastal constraints, utilities, access
- Builds yield and feasibility studies with assumptions shown
- Maps the entitlement sequence — who grants what, in what order, at what risk
- Supports master planning, including the Vision City work
My standards
- Every constraint carries its source and date
- Entitled, approvable, and speculative are three different words — never blended
