6th Street Deli & Marketplace — streetscape rendering, The Promenade at Town Center

Mike Rosen Architects is the project architect for the tenant buildouts now taking shape at The Promenade at Town Center in Palm Coast, Florida — dining, retail, and entertainment destinations designed, permitted, and coordinated as one streetscape. Five engagements are underway.

6th Street Deli & Marketplace

6th Street Deli & Marketplace — interior, revised seating and tasting room

The second home of a Flagler Beach favorite: a 2,500-square-foot deli and marketplace with a full outdoor café terrace on the Promenade streetscape. Mike Rosen Architects delivered the complete architectural and engineering package; the project is in permitting, with contractor bidding open through November 1, 2026.

Fleet Feet

Fleet Feet storefront board, Building D, The Promenade at Town Center

A specialty running store buildout — retail floor, fitting areas, and back-of-house — designed by Mike Rosen Architects and now in construction at Town Center.

The Sim Lounge Golf & Sport

The Sim Lounge Golf & Sport — interior rendering, Mike Rosen Architects

A fully automated, self-service golf and sport simulator lounge: 1,900 square feet, no on-site staff, reserved and entered by members around the clock. The permit package — including a self-service operations plan — is in preparation with the City of Palm Coast.

Grandpa Joe’s Candy Shop

Grandpa Joe's Candy Shop at The Promenade — interior design board

A vintage-style candy shop buildout for the national Grandpa Joe’s brand. Design and engineering are issued and in review; construction follows at Town Center.

The Promenade Stage

The Promenade Stage — evening performance under the red tensile canopy, rendering

An outdoor performance stage for the Promenade’s central gathering space — a curved stage under a tensile canopy, designed by Mike Rosen Architects for concerts and community events. Concept design is approved; design development is the next phase.
